AbstractSustainable development has become a major topic in all variety of industries; many researches have been taken sustainable development as a core research purpose and advocated further studies. Building as a main energy consumer and waste producer, has an important role to play in sustainable development and contribute to the community. This research evaluates the green initiatives that property companies of commercial building currently complied and challenges which encountered. Identified the available evidence in supporting the needs of complying green property management in order to obtain public recognition. The research drawn on evidences supported from background of sustainability studies, relevant literature reviews, a case study with interview and questionnaire in exploring the beneficial of adopting green property management, in view of building rental profit; building value and green reputation; also tenants and community appreciation. Finally, the research data support the hypothesis of comply green management in commercial building can be significantly enhance the building competitiveness among the competitors. The research concluded with the recommendations towards the subject topic and provided reference case and policy from other country for future studies.
