AbstractRailway is praised as the backbone of the public transportation. Property combined with the rail-based development will achieve various constructive ends of livability. In the elementary development, however, the rail-property model was set up to offset the considerable amount of railway construction fee. Therefore, the design may not be too contributive to livability. The study is conducted to study the livability of aging rail-property project, and what sustainable work can be done by property management company to enhance the livable level of those properties. The oldest projects – Telford Gardens and Luk Yeung Sun Chuen will be taken as investigation for future property management practitioners as a reference to deal with the increasing aging properties in the coming days.
