Empirical study of the effects of public hospital view on private residential property price in Hong Kong

Abstract

Considering the continuous shortage of public medical service system and government’s motions on tackling this problem, the number of public hospital is planned to increase in the future. In Feng Shui, hospital is considered as place where unfortune and illness is brought to surrounding. Therefore, nearby residential building may suffer decrease of selling price due to hospital construction. Therefore, it is important to understand the effect of public hospital view. Though many studies has focus on proximity to hospitals, but few of them focus on public hospital view. In view of that, this dissertation aims at understanding relationship between public hospital view and private housing price. Difference of effect due to change of effect will also be examined. Study Area will be selection based on public hospital cluser in Hong Kong. Data collected from targeted hospital and housing estates will be inputted into EViews software for data analysis. Data interpretation will be conducted and possible reasons will at last suggested for the relationship obtained from regression analysis.
