Abstract | According to Wadu and Wan (2013), Building sector is regarded as one of the key factors in determining people's quality of life. As the concern of environmental protection in the community is raised in recent years, there are many green measures implemented by the Property Management Company. However, there are still some PMCs or building could not choose a suitable measure for their building to achieve an expected result, so researcher want to study from a successful building, to see the reason behind. In this research, researcher will study on a building that have gain many green awards recently, to evaluate the role of PMC in implementing green measure, the emphases are placed on reduction of energy consumption and increase in recycle rate of building.
This study has examined waste recycling practices as well as energy saving measure for lighting, air conditioning, and lift installations. A case study of a commercial building would show how successful green measures are implemented in a practical setting. The effectiveness of green measures will be evaluated using the cost-effectiveness concepts. Additionally, the payback time idea will be used to assess how cost-effective the measures are and whether it is worth it to be implemented, as this is the crucial factor from the senior management's point of view.
To better understand the challenges of implementing green measures, an interview with 2nos. of managers have been conducted to get primary data of the buildings and their views on implementing the measure. In order to get different views regarding the implementation of the green measure, a survey of tenants and frontline staff of the PMCs will also be conducted.
The findings of this study demonstrated that recycling waste in buildings is the most cost-effective measure. Additionally, the measure of replacing the lighting, chiller and installation of the lift energy saving system had a huge investment cost, but the payback period is around 2-5 years, it could be still consider as effective in the PMC point of view. In addition, there is no direct relationship between effectiveness and the amount of investment cost.
After the analysis of the survey result, we noted that from the tenants point of view, majority of them are not supporting measure that will lower the service standard and cause disturbance to the building. The frontline staff claimed that the regular evaluation of the green measure is necessary for the measure to be effective. The manager of the PMCs also stated that have a green committee to conduct review and evaluation of the measure is essential factor for improve the effectiveness of the measures.
